How we work with builders
Schedule reliability
We give you a hang date and a finish window that includes dry time. If framing or mechanicals are not ready, we say so before the truck rolls — not after a no-show.
Unit-rate work
Takeoffs and unit rates for repeated plans. Changes get a written ticket. We are not allergic to extras; we are allergic to extras that never make the draw.
Punch discipline
We punch with raking light before we call it paint-ready. Callbacks cost you more than they cost us. We would rather find the holiday.
Unit-rate and takeoff-friendly
Send a plan set and a finish schedule. We will hang 1/2\" and 5/8\", Type X where the assembly needs it, moisture-resistant in wet walls, and Level 4 unless you specify Level 5 for critical rooms. Garage fire-separation is a line item, not a surprise.
We coordinate with mechanicals instead of burying a boot. If something is wrong in the wall, you hear it before the board hides it.
Punch discipline
Fastener pops, skipped beads, and texture holidays get found with a work light, not a homeowner walk. We leave a punch that a painter can prime. If your superintendent has a list, we work it in one trip when we can.
